Exterior painting

A lasting finish starts with preparation.

Our approach takes your exterior from surface assessment to the final walkthrough.

  1. Inspect & plan

We inspect the surfaces, identify peeling paint, cracks, damaged stucco, and signs of moisture, and discuss the work required before painting. We confirm included surfaces, colors, coating products, access needs, and any HOA color approval required for your property.

  2. Protect your property

We cover or mask nearby landscaping, windows, glass, fixtures, hardware, and other surfaces outside the painting scope. We plan safe access and keep work areas organized.

  3. Pressure wash, clean & allow to dry

Pressure washing is part of our exterior-painting preparation where suitable for the surfaces and conditions. We use appropriate pressure and methods to remove dirt, chalk, mildew, and contaminants without damaging stucco, trim, openings, or surrounding materials. Sensitive areas may require gentler cleaning. We allow surfaces to dry adequately before repairs, priming, or painting.

  4. Remove loose paint & repair

We scrape loose or failing coatings and sand rough edges as appropriate. Agreed repairs may include patching damaged stucco, filling suitable cracks, and addressing minor surface defects. Repairs are allowed to cure as required; unresolved moisture or structural issues are addressed before coating affected areas.

  5. Seal joints & prime

We apply compatible exterior sealants at suitable joints and gaps, preserving drainage and ventilation openings. We prime bare or repaired areas and apply bonding, stain-blocking, or masonry primers where the surface and coating system require them. Full-surface priming is included when specified in the proposal.

  6. Apply finish coats

We apply the agreed exterior coating system by brush, roller, or spray as appropriate for the surface, protecting adjacent areas and controlling overspray. We follow product requirements for coverage, film thickness, drying and recoat times, and suitable weather conditions. Coat count and products are confirmed in your written scope.

  7. Check, touch up & clean

We inspect coverage, edges, and finish consistency, complete touch-ups, remove masking and coverings, and clean the work area. We walk through the completed work with you and provide the paint color and product information for future reference.

Preparation and coating methods are selected for your property’s condition and the paint manufacturer’s requirements. Your proposal defines the repairs, surfaces, products, and coats included.

Our Advanced Re-Stucco Process

Re-stucco is far more than applying a fresh coat. Our process is built around identifying the cause of deterioration, preparing a sound foundation, selecting the correct system, and protecting the finished surface.

Prepare for performanceClean, remove failing material and properly address repairs
Build the right systemCompatible bonding, reinforcement and coats where specified

The restoration journey: from assessment to final walkthrough

  1. Detailed inspection & scope development

We evaluate the condition of the existing stucco, cracks and hairline fractures, hollow or loose areas, previous patches, bands and architectural details, signs of water intrusion, and difficult-to-access elevations. We document the intended repair areas and determine whether localized restoration, broader resurfacing, or removal and replacement is appropriate. Suspected structural movement or active leaks must be investigated and addressed before cosmetic finishing.

  2. Site protection & controlled access

We establish suitable access and protect windows, exterior doors, roof interfaces, landscaping, fixtures, pavers and adjoining finishes. We plan for dust, debris and runoff control, weather exposure, and work at elevated eaves or walls as required. The agreed protection and access methods are included in the project scope.

  3. Pressure cleaning & surface decontamination

We perform suitable surface cleaning, including controlled pressure washing where appropriate, to help remove dirt, chalking, loose coatings, biological growth and contaminants. Cleaning methods and pressure are selected to avoid driving water into wall assemblies or damaging vulnerable stucco. We allow the substrate to dry adequately before the next operation.

  4. Removal of unsound stucco & substrate preparation

We identify and remove loose, delaminated or otherwise unsound material as necessary until a sound, compatible base is reached. The substrate is evaluated for defects, moisture and damage that could interfere with adhesion. Surface profile, joints, transitions and accessory conditions are prepared according to the selected restoration system.

  5. Crack treatment, repairs & reinforcement where needed

Cracks are assessed by type and likely cause—not simply hidden under a finish. We repair approved cracks and patches using compatible materials and methods. Where the system calls for it, this may include approved bonding products, reinforcement mesh or lath, edge accessories or replacement of damaged substrate components. Moving joints and drainage provisions must be respected; cracks from ongoing movement or unresolved moisture may recur.

  6. Bonding and traditional three-coat application — when specified

For full replacement areas that require a traditional three-coat cement plaster assembly over an appropriate base, we follow the applicable approved assembly, including properly attached lath and required accessories where applicable. The scratch coat establishes the keyed base; the brown coat develops thickness, flatness and plane; and the finish coat creates the specified texture. Other masonry substrates, resurfacing systems and isolated repairs may call for different approved methods rather than three coats. Our written proposal identifies which system is included.

  7. Controlled curing & texture craftsmanship

We allow and manage curing and protection between coats in accordance with the materials, substrate and prevailing weather. We verify that repaired and restored areas are suitably sound before subsequent finishing. The final texture is selected with the client and applied to achieve a consistent appearance, with particular attention to transitions, corners, bands, reveals and neighboring surfaces. An exact match to aged stucco cannot always be guaranteed.

  8. Primer, protective coating & exterior painting

Where painting is part of the contracted scope, we check curing and surface dryness and apply compatible masonry primer or sealer where required, followed by the specified high-quality exterior coating system. We observe manufacturer requirements for application conditions, coverage, recoat time and surface compatibility. Color selection and applicable HOA approvals are confirmed before painting.

  9. Quality review, site cleanup & client walkthrough

We inspect repairs, texture consistency, finish coverage, edges and adjoining surfaces; complete agreed touch-ups; remove work protection and debris; and review the finished scope with the customer. We discuss normal maintenance, possible weathering and any documented conditions that were outside the agreed work.

Why our method matters

A beautiful finish begins beneath the surface. Proper evaluation, compatible materials, deliberate preparation, and system-appropriate curing help reduce premature coating failure and provide a better-looking restoration. Every property is different: the exact repairs, coat assembly, reinforcements, permit requirements, curing intervals and painting scope are confirmed in the written proposal. Re-stucco cannot correct ongoing structural movement or unresolved water intrusion on its own.

Frequently asked questions

Answers before your project begins.

Practical information about renovations, stucco, painting, permitting, and working with Imperial Group.

Do you offer free estimates?

Contact us to discuss your project and the next steps. We will explain whether an on-site visit, measurements, plans, or a detailed paid assessment is needed before a formal written proposal.

Are you licensed for general contracting in Florida?

Our listed credentials are Florida state contractor license RG291103897 and Broward County contractor license 15-CGC-B-19921-X. License status and scope can be verified with the applicable issuing authorities.

Which areas do you serve?

We serve South Florida, focusing on Broward County, including Miramar, Plantation, Sunrise, Tamarac, Lauderhill, and nearby communities. Contact us for project availability in your area.

Can you handle permits and inspections?

For projects within our agreed scope, we can coordinate applicable permit submissions and inspections. Permit fees, required design documents, and approval timelines depend on the jurisdiction and project.

Do I need a permit for a bathroom or kitchen remodel?

That depends on the work and the local building department. Plumbing, electrical, structural work, and certain window or door replacements commonly trigger permit requirements. We review this during project planning.

Do you install hurricane-impact windows and doors?

Yes. We discuss the opening conditions, approved products, applicable wind-load requirements, permits, and installation details before finalizing the scope.

Does exterior painting include pressure washing?

Our exterior-painting preparation includes appropriate surface cleaning and pressure washing where suitable for the material and conditions, followed by adequate drying time. The written proposal confirms exact areas and methods.

Does stucco restoration mean the entire home needs new stucco?

Not necessarily. We evaluate the condition and extent of damage. Local repairs, wider restoration, or a specified multi-coat system may be recommended based on the substrate and project goals.

What causes cracks in stucco?

Possible causes include normal shrinkage, temperature changes, moisture intrusion, substrate movement, and settlement. Repair selection depends on assessing the likely cause; filling a moving crack alone may not solve the problem.

How long does stucco restoration take?

Duration varies with weather, surface condition, repair extent, access, and required cure times. We provide a project-specific schedule after inspecting the work.

Can you match my existing stucco texture?

We aim for the closest practical match to the existing finish. Exact matches cannot always be guaranteed, particularly where an old, weathered surface meets a new repair.

Do you work on both residential and commercial projects?

Yes. We discuss residential and commercial contracting scopes, project requirements, scheduling, and permitting during the consultation.

What does the customer need to provide before work begins?

Depending on the project, we may need site access, design preferences, HOA requirements, selected finishes, relevant property information, and approvals or signatures described in the contract.

Can I see examples of your work?

Yes. Visit our Gallery. We distinguish documented Imperial Group projects from design illustrations and inspiration images; additional verified project photos can be added as they become available.

What happens after I submit an estimate request?

Common questions

Planning your project.

How do I request an estimate?

Use our estimate request form or call 754-444-2284. Share your project location, the service you need, and a brief description of your goals.

Which areas do you serve?

We serve South Florida, with a focus on Broward County.

Do you only install CALI flooring?

No. Imperial Group is a CALI Floors Preferred Contractor, and we also install flooring from all other manufacturers. We discuss product suitability and installation requirements for your project.

Can I supply my own materials?

Tell us which materials you would like to provide. Material purchasing, quantities, delivery, and installation responsibilities are agreed in your written proposal.

Can you help with permits?

Yes. We offer permitting services, including application preparation, document coordination, and inspection scheduling. The permitting authority determines approval requirements and fees.

How long will my renovation take?

Timing depends on the scope, material availability, site conditions, and any required permits. We discuss an anticipated schedule during project planning.

How should I prepare for the work?

Before work begins, we discuss access, furniture and belongings, work areas, and any project-specific preparations. Let us know about access restrictions or special requirements early.

What should I send with my inquiry?

A brief project description, your city, contact details, and your preferred timing are helpful. If you have photos, mention them in your request and we can arrange for you to share them.

Can occupied homes remain in use during painting or renovation work?

That depends on the project scope, work areas, dust, noise, access, and safety considerations. Many projects can be phased while the home is occupied, but some conditions may require restricted access or temporary adjustments.

Do you inspect for moisture-related issues before stucco or paint repairs?

We assess visible conditions and discuss signs of moisture intrusion, cracking patterns, and substrate concerns as part of planning the work. If hidden conditions are suspected, additional investigation may be recommended.

Can Imperial Group help me choose materials, finishes, or color directions?

Yes. We can discuss practical product choices, finish directions, and general design considerations so the selected materials support the project goals and the style of the space.

What makes crown molding or finish carpentry installation look professional?

Accurate layout, clean coping or miter work, proper fastening, consistent reveals, smooth joints, and thorough finishing preparation all contribute to a more refined result.

Will the same stucco repair method be used on every property?

No. Stucco work should be based on the site conditions, substrate, extent of deterioration, and the specified repair or restoration approach. The right method depends on what the property actually requires.

Can I combine multiple services in one project?

Yes. Many clients combine services such as stucco repairs and painting, flooring and trim, or impact windows and related finish work. Coordinating the scope together often improves sequencing and overall presentation.
